Validation Plan · July 2026 — January 2027

Six-month validation plan

Operating plan to convert captured inventory into paid positioning work, qualified buyer opportunities and at least one real estate transaction—with a light executive structure and explicit continuation gates.

Starting point

SuperLiving has supply. It has not yet demonstrated repeatable demand.

Validated agreements

Signed TailorBaut mandates establish a 1.5% fee on buyers introduced by SuperLiving. The Ibiza Estates agreement establishes a 50% share of collected agency fees for introduced buyers.

Current pipeline

The 1 July workbook records 69 assets: 9 Tailor|Bau, 2 Pearson Gardens, 1 Disnay/Pedralbes, 19 Ibiza and 34 URNOVA units. Total indicative value: €182.137M.

Missing proof

No repeatable acquisition funnel, paid positioning revenue or completed operation has yet been evidenced for the current structure.

Pipeline caveat: the €6.652M net commission is potential, not revenue. Asset availability, price and buyer-attribution conditions must be reconfirmed before commercial activation.

Value proposition & revenue

One core validation model. One separate product thesis.

Core · Transactions

Curated sourcing and commercial representation of premium properties through existing mandates and collaborations. This is the only revenue line included in the six-month base case.

  • Seller-side or co-broker commission
  • Buyer representation where contractually viable
  • Commercial executive variable only on collected revenue
  • Target: one completed transaction

Separate · Elite Showcase

A potential positioning product that remains outside the base budget until its client, problem, scope, price and sales channel are defined.

  • Base-case revenue: €0
  • Base-case investment: €0
  • First gate: one asset willing to pay
  • Pilot budget subject to separate approval

Monthly runway

Four commercial gates, with August intentionally inactive.

Executive structure

Complementary executive roles; no equity decision during validation.

Jordi · Founder & Director

Strategy, brand, asset relationships, governance, product direction and final commercial accountability.

Liana · Growth Executive

Growth architecture, partnerships, experience design, community and qualified access. Participation remains subject to evidence and mutual decision.

Commercial Executive

Buyer development, qualification, meetings, visits, proposals and closing. The role remains to be appointed under a pilot structure.

Working retainers: Jordi €2,000/month, Liana €2,000/month and Commercial Executive €1,800/month. A separate sales success incentive may apply only to net collected commission. These are validation retainers, not market salaries; the unfunded difference is human-capital contribution.

Continue / stop logic

Capital follows evidence.

Continue or expand

  • Paid owner demand for Elite Showcase
  • Traceable qualified-buyer pipeline
  • Visits, proposals or formal negotiation
  • At least one transaction or strong conversion evidence
  • Acceptable acquisition cost and contribution margin

Pause or abandon

  • No paid positioning demand after five qualified proposals
  • No buyer activity despite validated inventory and outreach
  • Marketing cannot be attributed to qualified opportunities
  • Showcase requires subsidy without owner participation
  • Team commitments cannot support the operating cadence

Open decisions

What still needs explicit confirmation.

  • Current active inventory, pricing and mandate status
  • Pearson Gardens and URNOVA commercial conditions
  • Priority transactions supporting the €75,000 commission hypothesis
  • Qualified-buyer strategy for each priority asset
  • Commercial Executive candidate and pilot agreement
  • CLIDEA scope and activation date
  • Data protection and CRM workflow
  • Elite Showcase product definition and separate investment gate
